Worry-free tenants

While we can’t quarantee that you will never have any problems with our customers (our customers are human and accidents can always happen), there is a highly positive selection bias in our customer base.

Our customers pay for our service, which means they are probably not just barely getting by month to month. It’s likely that time is more valuable than money for them. This doesn’t mean they’re necessarily rich, but it does mean that they have their life in good enough order that they can more than just barely pay for the rent (which doesn’t mean you could overcharge for your property!). Their general life management skills are also likely to be above average, which translates into less headaches for you.

This selection bias improves the probabilities in your favor significantly. Even if there would still be problems with rent payments, we come prepared…

High stakes for not causing trouble

A nightmare tenant can ruin your life. With problem tenants generally, all you can do on your own is to end the contract and evict the tenant. That can be a slow and problematic process. There is no real deterrent for “serial problem tenants” because they can just find another place to continue their troublemaking in. They know they have very little opportunity cost for causing problems – they just don’t have much to lose.

With us, were something like this to happen (unlikely to begin with, for reasons stated above), the customer would stand to lose more than just a rental contract with you – they would get banned from our whole service. Not just in this specific city, but globally and permanently. Our customers benefit greatly from our service and are very unlikely to make this kind of a sacrifice. Causing problems is just not worth it for them – their opportunity cost for causing trouble is very high.

We find you new tenants…

When you work with us, you can very likely say goodbye to worries about finding new tenants. While we can’t provide a contractual guarantee that you will always have a tenant, as long as you have a quality property at a fair market price, we are very likely to find you new tenants before the old ones leave. All you need to handle are any possible maintenance requests (normal wear and tear) in your property – other than that, just collect steady rental income and enjoy worry-free life!

…and fix your problems!

About those maintenance requests – when you’re on your own, the possibility of having to deal with emergency maintenances can be quite limiting for your life. Imagine a tenant calls that there’s something wrong with the apartment that you know you need to fix fast… but you just got out of town (or country!) for a holiday… which now just got ruined. You either need to get back or scramble to find someone random who may or may not handle it. Or: you could just call us, and ask to arrange this for you for a modest fee – and continue that holiday like nothing happened!

In exchange for these benefits, we require quite little – we need you to be a good landlord to our customers. Please check our expectations from landlords.
